With the Affordable Multi-Family Housing Program, our energy experts can help eligible social, not-for-profit and market-rate multi-family buildings develop an action plan to drive down costs, speed up payback and improve resident comfort.

Privately owned market-rate housing must be rented to tenants at rates that are at or below the average rents specified by the Canada Mortgage and Housing Corporation (CMCH).

How the program works

  • Contact our Energy Solutions Advisors for free help to identify energy-saving opportunities for your building.
  • Implement the recommended energy efficient upgrades, and receive up to $200,000 in incentives.
  • Have the onsite work completed at your building.
  • We’ll help you submit your completed Incentive Application Form. You’ll receive your incentive cheque in the mail.

Energy assessments

Get up to $8,000 per building for an energy assessment to identify opportunities for natural gas savings in multi-family buildings four stories and higher, or 6,400 square feet or greater. An annual maximum limit of $40,000 per housing provider applies.

Free in-suite incentives

Free upgrades in all eligible units include:

Rates valid in the former Union Gas franchise area (Ontario) only, between Jan. 1 and Nov. 30, 2020.

All forms and proof of purchase must be received by Enbridge Gas no later than Nov. 30, 2020. Enbridge Gas is not responsible for lost mail or mail disruptions. Allow 12 weeks for delivery of payment. Enbridge Gas does not guarantee the performance of installed equipment nor guarantee energy savings. We reserve the right to independently verify the information in all applications and to randomly select a number of locations to confirm installation. Offers are subject to cancellation without notice at any time.

A. Capital improvement guidelines: In order for incentive payout, estimated savings must be approved by an Enbridge Gas Energy Solutions Advisor. Incentives may not exceed 50% of the project’s capital cost.

B. Boilers: Must be a retrofit application installing a new non-atmospheric hydronic boiler with thermal e­fficiency greater than or equal to 85% for boilers above 300 MBH and greater than or equal to 82% AFUE for boilers under 300 MBH. Boilers under 300 MBH must have an AFUE of 90% or greater for new construction applications. Boilers must replace an atmospheric boiler operating in a continuous loop used for space heating, water heating or combined applications. Rental boilers are eligible.

C. Condensing make-up air: Eligible for incentives are gas-fired condensing units with airflow rate of at least 1,500 but less than or equal to 14,000 CFM with thermal efficiency ≥ 90 percent for equipment with constant speed, 2-speed or variable frequency drive (VFD). Buildings with demand control ventilation (DCV) are not eligible. Air handling units (AHU) with return, reheat and cooling are also not eligible.

D. Energy recovery ventilator (ERV)/heat recovery ventilator (HRV): Eligible equipment is ERV/HRV with a minimum sensible effectiveness of 55% at 32 F for spaces with no ERV/HRV or for spaces where ERV/HRV is not required by code (OBC, SB 10, SB 12) and ERV/HRV with a minimum sensible effectiveness of 65% at 32 F for spaces where ERV/HRV is required by code. Eligibility for an incentive is based on the operating CFM of the ERV/HRV and to qualify, the sensible effectiveness used to validate the above criteria must be at the operating CFM level. This offer is not eligible in areas where: the operating CFM sensible effectiveness level is below the minimum requirements above; systems where DCV or scheduled setbacks are used during operated hours; spaces where 100% of the exhaust air must be evacuated from the building in order to avoid cross contamination (100% fresh air is required such as described in OBC section 1.1.1.4. spaces where no recirculation is allowed by codes or standards, for instance, any limitations as per CSA Z317.2_10 Special Requirements for Heating, Ventilation, and Air Conditioning (HVAC) Systems in Health Care Facilities); and contaminants (gases and vapours) may be present and the ERV/HRV may bring them back into the breathing zone.

E. Showerheads: Incentive available to existing customers only. New construction not eligible. Customer must use natural gas for water heating and replace an existing standard showerhead (with a flow rate of 2.5 GPM or greater) with an energy-efficient showerhead with a manufacturer-specified flow rate of 1.5 GPM or less. Cannot be combined with any other showerhead offer.

F. Condensing storage water heaters: Applicable units must have an input rating greater than 75,000 BTU/hr and have a thermal efficiency of 94.5% or greater.

G. Condensing tankless water heaters: Applicable units must have an input rating equal or greater than 75,000 BTU/hr and have a thermal efficiency of 92.9% or greater.
